Talon Industrial develops and operates industrial real estate across South Louisiana's petrochemical corridor, with active projects in Ascension, Iberville, East Baton Rouge, and Lafayette parishes. Our portfolio spans Class A warehousing, Industrial Outdoor Storage (IOS) yards, multi-tenant industrial parks, and build-to-suit facilities, serving the contractors, logistics operators, and manufacturers that keep the corridor running.

The corridor sits at the intersection of national chemical demand and global export logistics. Within a short drive of our sites are Honeywell, NOVA, Methanex, Hexion, BASF, Westlake, Shell, Praxair, Koura, Syngenta, and dozens of smaller specialty chemical operators. Layered on top of that plant base is I-10, Highway 30, Class I rail, and direct Mississippi River barge and terminal access, which is why the corridor consistently ranks among the densest industrial real estate submarkets in the United States.

Each product type is engineered for tenants operating in or supporting the Mississippi River petrochemical corridor, from turnaround contractors to logistics operators and heavy manufacturers.
What areas of South Louisiana do you serve?: The vast majority of our activity is centered in Ascension Parish, with Geismar as our operational home. Beyond that, we also develop and manage assets in Iberville, East Baton Rouge, and Lafayette parishes, always within reach of the Mississippi River petrochemical corridor. Sites are selected for proximity to plants like Honeywell, NOVA, Methanex, BASF, Shell, and Westlake, and for direct access to I-10, Hwy 30, rail, and river terminals.
What is the typical leasing process?: Most deals move through a straightforward path: initial inquiry, site walk, letter of intent, lease negotiation, and occupancy. Existing warehouse space typically delivers to a new tenant within 30 to 60 days of lease execution. IOS yards often move faster since the site is already stabilized. Our team works directly with tenants and their brokers to keep the process simple and predictable.
How does build-to-suit work?: Our typical approach is to start construction on the shell before a tenant is signed, which compresses the timeline dramatically. By the time most prospective tenants reach out, the metal building package is already ordered or going up, but there is still time to shape the building around their operation. We adjust the site plan, office layout, dock configuration, grade-level doors, power, and laydown to match the tenant's move-in timeline. The result is purpose-built space delivered faster than a traditional ground-up build-to-suit, without forcing the tenant into a generic shell.
What is Industrial Outdoor Storage and who uses it?: Industrial Outdoor Storage (IOS) is stabilized, gated yard space used for staging pipe, equipment, modules, and materials. Typical users are industrial service contractors, turnaround and maintenance crews, equipment rental companies, and logistics operators supporting corridor plants. IOS is often the difference between a contractor mobilizing on time and a project slipping, which is why demand runs tight near active petrochemical facilities.
What makes a site well-suited for petrochemical-corridor industrial use?: Six factors consistently matter: proximity to active plants, LI (Light Industrial) zoning, a stabilized surface rated for heavy vehicles, direct access to a Louisiana DOTD route, adequate electrical capacity (usually 3-phase), and a drainage and retention plan that meets parish compliance.
