Talon acquires and entitles corridor land, then engineers the roads, drainage, utilities, and access that heavy-industrial tenants need before a slab is poured. What that buys a tenant is a site that already works: heavy-haul capable, served, secured, and surrounded by operators running the same kind of business.

Where are Talon's industrial parks?

Talon's parks are concentrated in Geismar and Ascension Parish at the center of the petrochemical corridor, with additional development in St. Gabriel and a logistics park in Lafayette. The corridor siting is deliberate: tenants are there to be near the plants they serve.

Can I expand inside a park as my operation grows?

That is what the multi-tenant layout is for. Parks are phased with land held back for additional buildings, so a tenant can start in one bay and expand into more space, or into a build-to-suit on a pad inside the same campus.

What makes a site heavy-haul capable?

Road sections, turning radii, and pad design engineered for oversized and overweight loads. On the corridor that is not optional: the equipment moving in and out of these sites includes vessels, modules, and cranes that a standard commercial drive will not carry.
