IOS / Laydown Yards

Industrial OutdoorStorage.

Stabilized, fenced acreage minutes from the Geismar plants, built for laydown and equipment staging.

What It Is

Ground That Holds Up.

Industrial Outdoor Storage (IOS) is fenced, stabilized land leased for staging equipment and material rather than enclosing it. On the corridor it is turnaround infrastructure: when a plant goes down for maintenance, the pipe, steel, modules, and cranes have to sit somewhere within a short haul of the gate. Talon develops that ground with the surface, drainage, and access to take the load.

Stabilized Surface

Crushed stone and concrete pads engineered for high point loads. Cranes, modules, and loaded trailers, not a gravel lot that ruts in the first wet month.

Drainage & Grading

Sites graded and drained so the yard stays workable through a South Louisiana spring, when the turnaround schedule does not move for weather.

Fencing & Gated Access

Perimeter fencing and controlled gates. Your material stays where you staged it.

Flexible Parcels

Parcels from 1.7 to 28 acres across the portfolio, sized to a project rather than to a lot line.

Short & Long Term

Lease terms that fit a single turnaround or a permanent regional staging yard, on NNN structures.

Adjacent to the Plants

Geismar and Ascension Parish sites inside the fence line of the corridor, minutes from Shell, BASF, Westlake, Shintech, and the rest.

Common Questions

Outdoor Storage, Answered.

What is Industrial Outdoor Storage (IOS)?

IOS is fenced, stabilized land leased for storing and staging equipment and materials outdoors rather than inside a building. On the Baton Rouge–Geismar corridor it is most often used as laydown yard: staging pipe, structural steel, prefabricated modules, and heavy equipment near a plant, especially during a turnaround.

How close are Talon's IOS yards to the plants?

Talon's laydown acreage is in Geismar and Ascension Parish, inside the corridor itself. The sites sit minutes from the major operators along Highway 30 and the river, which is the entire point: haul distance from the yard to the gate is what determines whether a staging site is usable during a turnaround.

Can I lease IOS for a single turnaround?

Yes. Terms run from short-term, project-length leases through long-term arrangements for contractors who want a permanent regional staging yard. Tell us the window you need and the acreage the scope requires.

What surface do the yards have?

Crushed stone and concrete pads, graded and drained for high point loads. The surface spec is developed for cranes, loaded trailers, and modular assembly rather than for parking, and it is one of the main things separating engineered IOS from raw land.
